Buying your first home in Queensland? There are significant tax benefits and government grants available, based on the Queensland Revenue Office and state government programs.

Stamp Duty (Transfer Duty) Exemption

Queensland offers one of the most generous first home buyer concessions in Australia:

  • Full exemption: No transfer duty on homes valued up to $700,000
  • Concessional rate: Sliding scale concession for homes valued between $700,000 and $800,000
  • Maximum saving: Up to $24,525 in transfer duty

First Home Owner Grant (FHOG)

The Queensland Government provides a $30,000 grant for eligible first home buyers:

  • Must be buying or building a new home (not established)
  • Home value must be less than $750,000
  • Must be an Australian citizen or permanent resident
  • Must occupy the home as your principal place of residence for at least 6 months within 12 months of completion
  • Must not have previously owned residential property in Australia

Combined Savings Example

A first home buyer purchasing a new home for $650,000 in Queensland could receive:

  • $0 transfer duty (full exemption under $700,000)
  • $30,000 First Home Owner Grant
  • Total benefit: $30,000+

Other Considerations

  • CGT: Your principal place of residence is generally exempt from capital gains tax when you sell
  • Home loan deductions: Interest on your home loan is not tax-deductible for your primary residence
  • Future investment: If you later convert the property to an investment, CGT rules will apply from that date
